2nd Annual Charity Chile Cook off #nmtweetup

Sorry this post is so late but we had another successful Chile Cook off this year with only one little snag that I can think of. The snag? Well, most of you know that I NEVER go to ANY event without taking a single picture. Thats right, I hosted this entire event and did not take 1 picture! Zip, zero….zilch! I am not too sure how that slipped by me but it did. The image  you see here was the salsa that @twittelator entered for the cook off and I took this picture when I got home. It was HOT!! On to the good stuff….. we raised 178 cans,
14 miscelaneous boxes of food items,
8 rolls of toilet paper, 2 starkest tuna kits and 2 uncle ben ready rice kits for the  Road Runner Food Bank in Albuquerque!!!

Congratulations to the door prize winners: Marcos & Linda (@lrockwellatty) who won items from Hippy Chix Store (@505jc), @twittelator won a gift certificate to Albertsons grocery store, an anonymous winner (I did not catch the persons name) won a gift certificate to Vernon,s Prime Gourmet Sandwich shop and last but not least to @Clausw and the Hancock family who Sandia Peak Tram Passes.

Who won the Chile Cookoff??

Best over all Chile winner was Wendy Forbes (@wendy92) who won a gift certificate to Vernon’s Hidden Valley Steakhouse!!

Hottest Chile winner went to @twittelator who also won a gift certificate to Vernon’s Hidden Valley Steakhouse!!

We had a ton of good chile and raised a lot of items to donate to the Roadrunner Food Bank in Albuquerque!! Thanks again to all who attended and all who donated door prizes! Also many thanks to Vernon’s Prime and their staff for allowing this event to take place at their restaurant. They were awesome hosts!! Until next year……..

City of Albuquerque Neighborhood Stabilization Program (NSP)

Have you heard the great news?! The City of Albuquerque would like to help you get into a new home! In 2009 The City of Albuquerque was granted Federal Funds in an effort to help rehabilitate foreclosed properties and make them available to income eligible families.

The goal of the NSP program is to help moderate to low income families realize their dreams of owning a home and at the same time they are helping neighborhoods bring life back into their community!

Now some may be asking, is this too good to be true? The answer is NO! With very few requirements you may be eligible for a grant up to $4,000.00 to go towards your closing costs!

And that’s not even the best part!! With the NSP program you can qualify for a zero percent second mortgage loan (no monthly payments!) up to $50,000.00!! Which means… drum roll please…… That you can purchase a home for $150,000.00 and only make payments on $100,000.00!!

Salmon Snagging Heron Lake November, 2011

Salmon snagging season started last Thursday at midnight. As usual, we go to the lake about mid day on Thursday to set up our camp and save a few spots for some other people in our group. The weather was absolutely beautiful during the day but got really cold at night. Fishing was pretty slow compared to the last few years. In years past we have fished at the boat ramp along with a bunch of other people and been fairly successful. This year the fishing was slow and by Saturday there were just a few people on the boat ramp and a few times there was nobody at all. Friday and Saturday we decided to go to “Salmon Run” down the way a bit where there were a lot more people! We did end up catching many more fish there than we did at the boat ramp but still was not nearly as many as we have in years past. I ended up catching my first and what turned out to be my only fish on the 3rd day of our trip!  All in all we had a great time and the weather was good. Luckily it didn’t start snowing until the last day when we were driving out.

1031 Exchanges

by

IRS Code 1031- No gain or loss shall be recognized on the exchange of property held for productive use in a trade or business or for investment if such property is exchanged solely for property of like-kind which is to be held either for productive use in a trade or business or for investment

A few bullet points are as follows:

  • 45 Day identification period- The tax payer must identify potential replacement property(s) by midnight of the 45th day from the date of sale
  • 180 Day exchange period- The taxpayer must acquire the replacement property by midnight of the 180th day, or the date the taxpayer must file its tax return (including extensions) for the year of the transfer of the relinquished property, whichever is earlier
  • Reverse exchange is when you purchase a property prior to selling the other property. Same deadlines apply as above
  • If you sell a home that you have not lived in 2 of the last 5 years you could be subject to capitol gains tax on the gain for the sale
  • Those “2 years” don’t have to be the last 2 years and they don’t have to be a continuous 2 years
  • Gain= what you paid for the home + improvements to the home subtracted from what you sold the home for
